Sellers who priced too high in the beginning often end up selling for less than if they had priced correctly from day one.


So what’s the move? 

Sellers should price their home strategically from the start. Don’t test the water, go right in.

Buyers should keep an eye on listings that have been sitting. The best deal could be hiding in plain sight.


Whether you’re buying or selling, the “stale listing effect” is one of the most overlooked forces in real estate.
