Something weird is going on in the market right now.
About 16% of homes that went under contract in the month of July, did not close.
This is below the pre-pandemic rate.
I was doing some research into why so many contracts are falling through last minute.
This is what I found.
Over half of them trace back to inspection issues. Buyers see things they worry about, ask for fixes or credits, and sellers either refuse or resist.
Boom — deal falls apart.
In this market, buyers have options. If something feels “off” they’re more willing to walk away.
That means sellers might need to rethink their stance on price and repairs.
